Tierra Del Sol Housing Corporation offers a variety of programs and services to assist clients in obtaining, sustaining, and maintaining your home. 

SELF-HELP HOUSING Program

The Self-Help Housing is a federal housing program funded by USDA Rural Development Office for low income and very low-income families. The “Self-Help” method consists of a group from 4 to 10 families to who contribute with their own labor to build the homes. This method of construction reduces the cost of the homes. Tierra Del Sol Housing provides technical assistance to families approved for a USDA loan. 

Tierra del Sol staff provides technical assistance to the families from start to finish. From assisting eligible clients with loan submission, pre-development, providing homeownership training, develop building group, providing construction supervision and technical services. 

Currently Building in Berino NM, Vado NM, Anthony NM, and Chaparral NM.

Single Family Housing Direct Loan Program

  • Purchase or build with no money down in eligible rural areas.
  • Low or Very Low Income  
  • Typically, 33-year term with payment assistance available

Who may apply for this program?

Several factors are considered when determining an applicant’s eligibility for Single Family Direct Home Loans. At a minimum, applicants interested in obtaining a direct loan must have an adjusted income that is at or below the applicable low-income limit for the area where they wish to buy a house and they must demonstrate a willingness and ability to repay debt.

Applicants must:

  • Be without decent, safe, and sanitary housing.
  • Be unable to obtain a loan from other resources on terms and conditions that can reasonably be expected to meet.
  • Agree to occupy the property as your primary residence.
  • Have the legal capacity to incur a loan obligation.
  • Meet citizenship or eligible noncitizen requirements.
  • Not be suspended or debarred from participation in federal programs.

Properties financed with direct loan funds must:

  • Not have market value more than the applicable area loan limit
  • Not designed for income producing activities.
